Downtown Kirkland is about to get some new residents. 401 State Street is a new town home community under development on the border of Houghton to the north and the south end of Kirkland. A look at the map shows the development is merely minutes on foot to the Kirkland Performance Center, The French Bakery, Fire Dog Pizza, and the marina.

The first model at the community is expected to be complete in July, and will host an open house and property tour. Residents will begin moving into the property a week or two later. Units are listed with Windermere Builder Solutions starting at $1.37 million.

The community is expected to be fully complete in the second half of 2017 with 21 town homes and 6 detached, single-family homes.

Windermere broker Randy Ginn said the community is ideal for retirees or active seniors who might have a second home in Scottsdale, Arizona, or Palm Springs.

“They could be selling big houses in the suburbs and downsizing into something that’s high luxury but very easy to take care of,” Ginn said, adding that the intimate community would lend a sense of security for those who leave the PNW to spend time at a second home for part of the year.

But it’s harder and harder to find a single-family home with a garage and an 84 Walkscore. Windermere’s Nico Lang said the property also offers home-ownership opportunities for young families. Variable floor plans are available, ranging from 2,700 to 3,200 square feet, offering a space large enough for young and growing families.

The community doesn’t have many amenities, such as a pool or playground areas, and Ginn said that’s by design. “One of the things we’ve learned from this type of buyer, they don’t want exceptionally high home owners’ dues to manage a bunch of things they don’t use.”

There is a common fire pit area, but the lack of amenities has been countered with rooftop patios for some units, fully fenced backyards, and covered outdoor living areas. Ginn said he expects HOA fees to be around $250 per month.

The builder, Wachtler Marshall, also is building multiple properties around Kirkland, including single- and multi-family residences. The property is owned by Windward Real Estate Services.
